August Market Update

The Full September Numbers are IN!

 

The full September numbers report is in from HAR. Inventory has grown from a 1.7 month supply last year to a 2.5 month supply now and we can definitely see the effects of that.

I'm seeing more price reductions now in a typical week than I saw in the entirety of 2021.

And yet.....the average price across town is still up to $411,671 from $378,685 a year ago. And despite the transaction count being "lower" than last year's insanity....we still had more than 8,200 properties change hands last month.

It's still a robust market!

We're heading into the normal seasonal slowdown of fewer transactions. It's an interesting phenomenon to be sure.

Some segment of the population will always be having a life change that requires moving, but you definitely see the elective movers exit the market at this time of year.

This chart below shows you how transaction counts tend to tail off toward the end of the year, but you can still see how the overall volume of transactions is growing thanks to the addition of 20,000+ new construction homes each of the past 5 years.

Augmented August Report!

So, welcome back to a "normal" market.

The August Fresh report is here and the trend of increasing home inventory levels is continuing.

We are still up nearly 40% from last year's August inventory level. This means home buyers have more choices, and they're being a little more picky with the houses they choose to write offers on.

Average days on market for listings has risen from around 10 days just 3 months ago to around 35 days on market now. Keep in mind these are averages...many houses sell after that 35 day marker and many before.

We're still seeing some listings sell the first weekend and now more than ever it's important to make sure a property for sale is prepared with the market in mind to have the widest appeal to the buying public.

List prices are also up year over year, but we're seeing a seasonal adjustment that normally happens this time of year as well. I look forward to serving you when you need help.

Trying to decide to renovate, or not to renovate before selling?

In our experience, however much those renovations cost....is a probably dollar for dollar return on investment...if not more so. Not to mention the reduction in marketing time.

So...how much should you be spending to get your home ready for sale?

This is a question that we get asked daily, and like most other things the answer is "it depends."

Without seeing any one particular home its difficult to give a blanket response.

That said, EVERYONE benefits from taking an honest, fresh look at their home through the eyes of the buying public.

The very short answer that everyone can use is that carpet and paint are the 2 least expensive ways to DRAMATICALLY change the appearance of a home.

If selling a home is in your future, we strongly advise you to give us a call and set up a prelisting walk through.

This way we can help you maximize your value and take the most money from the sale.

NOT doing this will, most definitely, cost you thousands of dollars. We know, because we've shown countless homes where it is clear the listing agent didn't help the seller prep the home, and the result is a disaster.

New Market Reports

July Report:

 

Our Houston MLS released its numbers for last month and a few things stand out.

Average home prices rose 9.9% up to $426,494 and median prices also rose to 12.7%.

However, we are starting to see a normalization in the market July was the 4th month in a row where the total number of home sales dropped year over year.

The market is continuing its path towards a pre-pandemic pace and closer to what is considered normal.

The only segment that did not experience lower sales were homes priced $500,000 to $1 million. This segment leaped 40.6% since last year.

In my opinion this is primarily due to the overwhelming number of homes that appreciated INTO this price range over the past 2 years. A decade ago 400-600K used to be very high end and its now becoming the new normal.

Overall we are slightly behind last year's record-setting sales by 1.3%. Still having quite a year of sales in Houston.

An Awesome Way To Afford!

I wanted to tell you about a program that helped me save a deal last month where a client's previous lender cancelled her loan THE DAY BEFORE CLOSING... :(
My colleague Brad Levinton from Thrive Mortgage stepped in and had us closed in 2 weeks and this is the program he used.

The way this loan works is they qualify a buyer for a new home and they create an interest only bridge loan that lasts up to 6 months. This way, you can buy a new house NON CONTINGENT and then when you know you have the new house locked down, we list the old house and get that sold as well.
Then the interest only loan refinances  Their team is fantastic, and the process is seamless.
The cost for this program is minimal, and isautomatically into a standard conventional loan on the new house.
 FAR less expensive than other competing services such as knock.com or Orchard.
