Productivity School in Vegas

I got to meet my hero this week!

My business partner Kris, one of our agents Lina, Mike Ferry, and me!

I spent Monday to Wednesday this week at the Mike Ferry Organization's Productivity School held at the Red Rock Resort outside Las Vegas.

We reviewed selling scenarios and discussed how to better serve clients.

I love going to events like this because I come back even more excited about the business. Bonus...I got to chat with my mentor Mike Ferry!

Typically when I attend an event held by his company there are 3,000+ people in the room and the line to meet and greet him at each break is 50-80 people long. I have no patience for that.

This event only had about 200 people and he popped by to say hi and our team took advantage. This guy has helped more Real Estate agents build massively productive businesses than just about anyone on Earth.

He has also spawned an entire industry that basically copies and waters down his processes.

Being a Mike Ferry trained agent is being committed to the daily efforts it takes to be THE most productive person we're capable of becoming.

Our clients deserve the best and this is the coaching I receive to perform at the highest level.

If you or anyone you know is thinking about getting into Real Estate, his company's training is the place to start. This industry has something like an 85% failure rate and I believe it's due to lack of direction and the mountains of bad advice out there.

Things Change In September

September Houston Report is Published:

This is the FULL HAR Data for September 2022.

Inventory is still technically in a "shortage" with a 2.7 month supply but it's up more than 50% from last year's 1.7 month supply. The issue were seeing is that transaction counts are still down a little bit because interest rates are dampening demand.

Active listing volume is way up year over year of course as things are sitting for a little longer now as opposed to last year where everything seemed to be done in 3-5 days of negotiations with 10+ offers.

Silver lining for equity is that the values of homes are up 11.6% to 414,776, but of course that is also a double edged sword with the the higher prices combining with higher than desirable interest rates. What's the lesson here for all of us?

Everything changes all the time, and we need only to pay attention, and get involved when it makes sense to do so. Despite all of our changes, you can see we still had more than 7,300 properties change hands last month.

Some portion of the population will always need to move, so whether you're a buyer or a seller, you will never struggle to find people
to play the game with you.

September Market Update

Creeping October Changes

October Fresh Report: 

 

The Numbers for Houston's Real Estate Market for October have been published by HAR.
Listing volume is up to almost 23,000 pieces of property for sale. This still puts us around a 2.5 month supply of homes and technically this indicates were still in a seller's market.
Interest rates have finally clicked above 7% for some loan types and that is curbing demand to some degree, which is making
what normally would be an inventory shortage feel a bit more stable.
Listing volume is up slightly from last year, and pricing is still holding up over 12% higher than it was last year.
We're now entering into the historically the slower time period of the year where most people selling are in the "have to sell" category rather than the "want to sell."
This means if you are a buyer there are potentially some deals to be had, depending on how long a property has sat on the market and the seller's motivation.
If you need to sell it also means the people out looking are definitely more serious buyers, and if you've prepped the property correctly, selling in short order for a great price is still possible.

HAR Releases Houston's September Fresh Report

The Numbers for Houston's Real Estate Market for October have been published by HAR.

Interest Rates Making Things Interesting!

Houston Real Estate Takes a Turn:

It's an interesting time for Houston Real Estate.

Here is what is happening: Interest rates are really making things interesting. The supply of inventory is slowly but surely growing and some of our buyers are now able to write offers below list price and still get the offer accepted. This is such a stark contrast from how things were just a few months ago. I am starting to see 20-30 new expired listings in my system every day.

For much of the last 2 years you could list withno presentation skill and the properties would likely still go under contract.

That is changing in front of my face.

What this is impressing upon me is 3 things:

  1. You have to choose an agent that has a handle on what buyers WANT in a home; an agent that can help you prepare your home for maximum sale price, AND who has the highest possible standards when it comes to listing presentation in the marketplace. (I still see homes selling above asking when this is done properly)
  2. You need an agent that understands an effective pricing strategy, and has the personal fortitude to tell you the truth about the market data.
  3. You need an agent that will communicate effectively with the agents calling in about listings, and parlaying them into the highest possible offers.

In my experience and observation many, many agents struggle with AT LEAST one of these three. We study homes and work on these everyday.

October Houston Preliminary Market Report

It's an interesting time for Houston Real Estate.

Here is what is happening:

Some Interesting Notes about Fixer Uppers!

Are they worth it?

 

So how exactly do you buy a fixer-upper? Is it worth it? Do they make good investments? The answers to these questions are: Talk to me, yes it is, and yes they do. We recently bought a house that looked like this:

 

 

 

 

 

 

 

The color was dated and some of the fascia boards and the eaves were rotting. We  fixed the eaves and fascia board and painted the exterior so that it now looks like this:

 

Luckily most of the interior was decently updated with the exception of the kitchen which looked like this:

We debated replacing the dated counters and backsplash with quartz or granite but my contractor recommended we try epoxy painting the counters first instead. This saved me over $3,000 in renovation costs and it now looks pretty decent!

We were then able to get this property rented quickly for $2,200 a month. My total renovation cost was just a hair under $6,000.

 

Lots of people would like to invest in Real Estate but they aren't sure where to start and it's daunting to take on a project like this for the first time.

We can assure you we felt the same way, but after buying 4 rentals in the last 3 years we can tell you we are totally addicted to the process. These 4 properties now provide enough cash flow to pay for our primary mortgage, but with huge tax savings.

Saucy September Numbers!

New September Numbers: 

 

The full September numbers report is in from HAR.

Inventory has grown from a 1.7 month supply last year to a 2.5 month supply now and we can definitely see the effects of that.

I'm seeing more price reductions now in a typical week than I saw in the entirety of 2021.

And yet.....the average price across town is still up to $411,671 from $378,685 a year ago. And despite the transaction count being "lower"
than last year's insanity....we still had more than 8,200 properties change hands last month.

It's still a robust market. We're heading into the normal seasonal slowdown of fewer transactions. It's an interesting phenomenon to be sure.

Some segment of the population will always be having a life change that requires moving, but you definitely see the elective movers
exit the market at this time of year.

This chart below shows you how transaction counts tend to tail off toward the end of the year, but you can still see how the overall volume of transactions is growing thanks to the addition of 20,000+ new construction homes each of the past 5 years.
