Nichole and I took the kids to visit my wife's parents in the Smoky Mountains of Tennessee for Spring Break last week.

This is the view from their back yard.

The market is so crazy, that I still managed to get 2 properties under contract and sign up 2 new lease contracts, and we have 2 new listings going live this week...and another next week as well!

We put the Sandersgate listing (down below) on the market on Thursday, and had 11 offers at or above asking price by Sunday!

Unbelievable times in Houston Real Estate.

Market Update (Another one) ;)

The market goes nuts:

 

 

The Houston Real Estate news for February is that prices are up, inventory is down...

Average list price is up citywide more than 16% to almost $350,000.

Listing volume is way down with nearly 15,000 FEWER properties listed than were available the same month last year.

4 months supply of inventory is considered a "stable market" for buyers and sellers. As we go below that and the market begins to favor sellers.

At a current level of 1.6 months supply, we are at the lowest inventory level of all time in Houston Real Estate.

We helped a buyer get a contract on a 700K+ Home this past weekend and we saw many of the houses we looked in that price range getting multiple offers.

Market Updates in February!

A Hand-typed market update:

 

 

The story of February is the week long freeze and the havoc it wreaked on the Houston Real Estate Market.

New listings entered in the MLS were down almost 30% from the same month last year.

Our total inventory is also down by almost half the level it was last year. Talk about exacerbating an already annoying inventory problem. Hopefully we will see sellers list en masse here in the next few months.

Due to the shortage, you can see asking prices are up over 15% from where they were a year ago.

If you can make a plan for where you would go, now is an incredible time to put a house on the market.

Freezing Temps. and Freezing Prices!

Want to see a market's inventory dive?

Put the entire city in sub freezing temps for a week....that will do it.

This same week last year, almost 3,000 listings were entered into the MLS.

This past week, it was just over 1,000...which is still remarkable considering how hard it is to upload your listing without power or data service.

So, we expect that the inventory shortage we're experiencing will persist as many Houstonians delay listing homes due to widespread damage.

Multiple offers on limited inventory will be commonplace for many weeks to come.

2021 Market Changes!

Market Update: 

 

The final numbers for January are here and the market continues to impress.

Year over Year Sales are up 27.5% to 7,519 units sold this January versus 5,898 in January of 2020.

The average sale price citywide has moved up 12.5% from $289,924 to $326,063.

Inventory has fallen to less than a 2 month supply.

...And with more than 2,000 ADDITIONAL homes pending vs last year, it looks like we're setting up for a monster February and possibly
one of the most robust years in Houston Real Estate History.

With rates as low as they are, and inventory so limited... this is a great time to sell for top dollar.

The question is...where would you go?

January's Report is Looking Fresh!

Fresh Report:

 

 

We only had 9,596 listings entered in the MLS in the month of January versus 11,042 listings entered last January.

Our total standing inventory is down a staggering 41.5% to 14,244 active listings versus the 24,357 properties that were actively listed citywide in January 2020.

List prices are up almost 11% from a year ago with the average home being priced at $333,941 versus just over 300K a year ago.

What this means is that all the indicators of an increasing market are persisting into 2021. Economists have indicated a potential rise in housing prices this year at 7-9%. With mortgage rates remaining super low and inventory at this level...this is looking very possible.

While this year has been unprecedented, the simple truth has remained that no matter what is going on in the world, some percentage of the public will still need to change where they live, for a variety of reasons.

Some are happy reasons, some are not.

Our job in life is to keep putting one foot in front of the other, knowing that there will always be another opportunity to find something, somewhere, to be grateful for.

November 2020!

Happy Wednesday:

 

 

 

The full report for Houston's November production numbers has been published by HAR.

Houston has seen an incredible year over year jump in average sales price, up to over 340K compared to 297K a year ago.

We also saw the number of single family home sales jump 25% year over year to 7,990 transactions in the month of November, compared to 6,359 the same month a year ago.

Listing inventory is still low, so if listings are priced right, they tend to go under contract immediately.

December looks to be another strong month of closings, with more than 8,200 homes in escrow right now, compared to 6,300 at the same time a year ago.

In fact, we're pacing ahead of last year's total transaction count by 9%!

November Numbers are In!

Hey Everyone! Happy Wednesday.

The initial numbers for month end November show the huge summer and early fall sell off taking its toll on inventory with total listing volume down 36% from the same month a year ago.

List prices are up 13.5% year over year to an average of just over $351,000 citywide.

Despite the total volume being lower, we did list more homes in November than we did a year ago.

The market looks to remain relatively stable, and with inventory still low, and rates still incredible, we should expect to see a slow and steady increase in average prices for the months to come.

Its a great time to be a seller with inventory at an all time low, and somehow, its still a great time to be a buyer with interest rates also at all time lows!
