My 2021 Outlook: 

 

 

 

 

Hope you are well!

As we begin the final month of the wildest year any of us have seen in a long time, I wanted to give you my outlook moving into the new year.

I have an extremely positive expectation for 2021. Especially in the real estate market.

Of course, I could be wrong...nobody truly "knows."

A few things I see that are drastically different from the mid-2000's real estate bubble are:

much stricter lending regulations, third party appraisals, very little speculation, low interest rates, low inventory, high volume of cash on the sidelines.

Even with all the difficulty that went on this year, real estate actually did very well. Our local market values are up about 10% year over year.

With the mortgage rates expected to stay low, I expect steady growth next year as well.

A Fresher Market Report!

Hey everyone! Hope you're staying safe out there.

It's interesting to see the effects of COVID-19 by looking at the May stats compared to the same month 1 year ago. Keep in mind with all things real estate, every statistic you see is a LAGGING indicator. This means what were looking at is a snapshot of history, not necessarily what is ocurring right this second.

To that end, we have noticed showing volume and general activity picking up since the Texas quarantine lifted on 5/4 and we believe we're going to see an extremely high volume summer.

Rates are at historical all time lows, Texas is still a great place to move, and there are definitely people around the country still taking advantage of that.

If your personal home loan's interest rate is above 4.25% and you're planning on staying in your home for the next 3-6 years, you ought to seriously consider refinancing.

Memorial Day!

 

This photo comes up in our facebook memories every Memorial Day.

When it does we can't stop looking at it.

The resolve of this little boy to be brave in the face of the loss of his father is gut wrenching.

It's an incredible sacrifice made by the soldiers who give up their very lives to the cause of freedom. Then further, the ramifications for their family members is grief carried for a lifetime.

Of all the places each of us could have been born, we are so fortunate to have ended up in the 4% of the world population that is the United States.

Hug your family.

Hug your kids and tell them you love them.

There are some people who would give anything to be able to do that again.

We  hope you are having a great week. Be safe and be well my friends.

I am noticing the 200-300K price point turning over very quickly right now. Less than 3 months supply of inventory means it's a seller's market.

If the property looks great and it's priced correctly, they do not last.

Are We Back!

We Never Really left:

 

 

The stay at home order for Texas was lifted 9 days ago, and since then, 3,223 Houston properties have gone under contract.

This is a slight increase from the 9 days before the lockdown ended, when 2,924 properties went under contract...

What I am currently seeing is that different parts of the city and price points are seeing drastically different activity rates

The major factors are their areas pre existing inventory levels and how close they may be situated to new construction options.

Oh The Changes!

Here is my personal April market research

 

I will have more detailed stats as HAR comes out with their full report numbers later this month... But, for now...this is what I see.
NEW LISTINGS: Houston listed almost 3,000 fewer properties than the same month last year...but its still something that almost 10,000 homes went live on the market DURING the April lockdown....and their prices are essentially flat from a year ago. The market is showing signs of stability.
NEW UNDER CONTRACT:
More than 5,000 existing listings went under contract last month, these will lead to the May closings we'll be reading about in June.
WHERE ARE WE HEADED?
Even though the transaction count is lower than last year, the decrease in listings by sellers choosing to wait is leading to an inventory shortage in some areas of Houston which, combined with the record low interest rates, will lead to prices holding steady and even a seller's market in certain places.

Tax Season!

Tis'  the season of taxes: 

 

 

 

Hey Everyone!

Over the last couple of weeks you have likely received your new property tax valuation. In some cases it may be as much as 4% higher the last year.

You generally want to see your assessment at a price that looks like it is 5-15% below what you could ACTUALLY sell for on the open market.

Quite a few of you have reached out me with questions about whether or not your assessment this year was fair, especially in light of the situation we're all currently facing. In some of the cases I've researched, the assessors seem to have gotten it right, but in several cases, the assessment was as much as $50,000 too high!
