We have sold three of these units in this new section of Cross Creek this past week. Wehad some personal contacts looking for investment property and he ended up buying 2 of them so he would own the whole structure instead of having a shared wall neighbor (smart).
We have another past client and investor that We were immediately reminded of and We messaged him and told him We would recommend buying one of these. I told him if I wasn't in the process of buying a commercial office space for our team, we would absolutely be buying one of these units.
He mentioned he was looking at these same units this summer and the prices were much higher. Obviously the market has changed, and the builder is closing out the final 7 units in the subdivision so they are pricing them incredibly well. So he also pulled the trigger.
They are currently priced at $295,000 and if you go with the builder's lender you can get $10K in closing cost assistance. There are only a few left.
Are the rates great right now? No, but with the right amount down, these will still cash flow and they're GREAT investments for 3 reasons.
1.) They will rent easily. I can help with this.
2.) They are brand new construction under builder warranty for a full year....you're looking at practically zero maintenance costs over the next 5 years...just cash flow.
3.) We believe this section of Fulshear will increase in value dramatically over the next decade as the area is built out (which is the minimum time investors should considering holding property to gain equity.)
