I Just Spent the Week in Vegas and I didn't Gamble!

My business partner Kris and I attended the Mike Ferry Organization's Production Retreat this week in Las Vegas.

We spent 3 days in a very large conference room at Caesar's Palace with Mike Ferry and nearly 3000 other top producing Realtors and made plans to improve
our businesses in 2023.

We covered a wide range of topics including developing a stronger mindset, sales skills, ideas for improving customer service, and developing business maturity.

Kris and I are 2 of the top agents in our office, but it's always beneficial to go and spend time with people doing more than you are.

This conference gives us that chance to go and learn and grow with like minded PRODUCTIVE Real Estate Agents from around the country. When you meet them you realize they're just normal folks that have made developing a professional business a priority, and they have consistently worked at it for years.

We are looking forward to continuing to grow and we are so grateful to get to know and serve YOU along the way.

Full December Market Update

You can read the full report here,  but here are my thoughts:

Lots of folks think of markets in terms of "good" or "bad" but in reality it's more useful to think of them as cycles. Real Estate is typically a very long term game, so it's critical to know what's going on in the cycle to help you make a good decision.

When you have a 2 year run like we had with prices rising dramatically, it's a natural progression to have a period of slowdown.

This allows different groups of people to get involved that otherwise might not have. First time buyers and anyone with a VA or FHA loan really struggled to compete this last 2 years and they now have an opportunity.

As you can see, the monthly total transaction count dropped pretty significantly from over 11,000 to 7,634,
but that being said...nearly 8,000 properties still changed hands last month.

The BIG difference, is that you can see we went from 11,656 sales with 21,759 Active listings in Dec 2021 to 7,634 sales with 33,776 active listings.

This means the ratio of closed sales to active listings has moved from over 50% to less than 25%.

This means...if you need to sell a house for any reason...you need to very closely study what the market and your potential competitors are doing.

Your agent needs to set up your listing to both amplify your features, and also communicate the market feedback to you, from buyers showings, to web traffic stats, and what that means about your path to sale.

New Year! New Fresh Report

HAR has released the January Fresh Report with year end numbers for 2022 compared to the previous year.

Total Listing volume is up dramatically. 73.1% more listings than the previous year, totaling 21,354 available properties.

Average List price is up marginally YOY at 5.5% to $421,910. I anticipate we're going to see that number flatten out as we move toward May and June as that was when I feel the pricing peak happened and I watched the showing volume drop pretty significantly after June on listings as the interest rates began to rise.

As for the state of the current market, I have seen increased showing activity on my listings immediately after the first of the year, and we have listed 3 new properties so far just in this first week, so hopefully that is a sign of good things to come.

2022 Year in Review!

Some Chilly Knowledge

I'm sending this email a day early in light of the freeze coming tonight.

1. Insulate your pipes: Wrap your pipes with insulation or heat tape to help keep them from freezing.

2. Keep your thermostat set to at least 55°F: Even if you are not home, it is important to keep your thermostat set to at least 55°F to prevent your pipes from freezing.

3. Open cabinets: Open cabinets under your sinks and in other areas where pipes are located to allow warm air to circulate around your pipes.

4. Let your faucets drip: Allowing a slow drip of water to flow through your pipes can help prevent them from freezing.

5. Disconnect hoses: Disconnect any garden hoses and store them indoors to preventthem from freezing and bursting.

6. Know where your main water shut-off valve is located: In case of a burst pipe, it is important to know where your main water shut-off valve is located so you can turn the water off quickly.

Preparing for a Freeze. Some Tips and Tricks.

I'm sending this email a day early in light of the freeze coming tonight.

Here are some VERY helpful tips to keep in mind
and a video link to help you shut off your sprinkler system and prevent damage to the backflow preventer.
1. Insulate your pipes: Wrap your pipes with insulation or heat tape to help keep them from freezing.

New Building!

We are building a new home for Apex Properties Group: 

 

 

After working in our Keller Williams office building for the last 4 years, our team has outgrown our office and I am so excited to announce that we're building a new office space for the team!

We're still staying with Keller Williams, we just decided it was time to own the Real Estate we work in.

We're going to go from a 220 Square Foot Office to a 1,225 Square Foot Building and I...cannot..wait.

Right now we have zero windows, and in March we will be looking out those big beautiful 5'x5' windows in the photo above.

At this new building we will have desk space for 10 agents total. We have 6 team members today, so you can do the math...we need some more great people.

If you know anyone that enjoys talking to new people daily, is willing to embrace some rejection, and has an ability to sell, we are looking to hire 3-4 great people.

Please have them reach out to me anytime at my cell phone below. They don't need to have a Real Estate license right now, but they would need to obtain it before March when we move into the new space.

In an industry that (sadly) has a 85% failure rate, we have a process that WORKS to get results as an agent and we are happy to train people if they are willing to show up daily and work alongside us!

Our space will be finished in late March and I can't wait to invite you to the open house event in May!

November Fresh Report

New Month, New Report

 

Hello Housing Availability!

The HAR Fresh report is out and here are the stats for the month of November.

Listing inventory is up a whopping 68.7% to 23,372 total properties available for sale in Houston.

What this means is, if you are a buyer, your options are growing and we're seeing some sellers being willing to negotiate from their list prices, which is quite the difference from a year ago at this time.

List prices are still up marginally at 6.7% higher than the same month last year.

We are seeing a small listing slowdown of new properties as we head into the holidays.

This is typically the slowest month of the year, but that said, there will still be more than 7,000 sales in the month of December. So when we say slow... we mean a small reduction in volume.

Some part of the populace will always need to move.

Some good news in the mortgage rates department is that were seeing a bit of a drop off from the peak.

Rates are down in the mid 6's from the mid 7's a month ago. This is actually the fastest rate drop on record and some of the forecasts We've been reading are saying they think we'll be out of the 7's for good.
