Katy Texas is located on the West side of Houston and is popular for those looking for top rated schools and affordable homes. There are several parts of Katy, they are known as Southwest, Southeast, North, and Old Town Katy.
Southwest Katy
Southwest Katy is known for the schools which are nationally recognized and highly ranked. Additionally, Southwest Katy also has the newer construction properties which are in high demand. Popular subdivision includes Cinco Southwest, Cinco West, Cinco Northwest, Grand Lakes, Grayson Lakes, Firethorne, Woodcreek Reserve. This area has higher prices per square foot and generally are newer and in well kept hoa maintained subdivisions. The road Grand Parkway is the separating border between Southwest and Southeast Katy.
Southeast Katy
Southeast Katy is generally older construction properties that offer more variation and personality than those West of Grand Parkway. The schools are also fantastic, all the schools in South Katy are wonderful. Homes here often have new roofs, new AC's, and have been well maintained. Most notable to me is the shade from mature trees. This is the best area to walk or jog if you want some refuge from the Texas sun. Cinco Ranch Southlake offers a popular lake residents enjoy exercising around and using recreationally. There's lots of trails, diverse subdivisions, restaurants and shopping available. East Katy is also a closer commute for those driving into Houston regularly.
North Katy
North Katy has grown exponentially over the past decade. North Katy still has land available for new construction and often has a lower price per foot versus South Katy. The geographic border of North Katy is Interstate 10. North Katy varies intensely in offerings. Cane Island is on the West part of North Katy and offers multi million dollar homes and highly regarded amenities however on the East side of North Katy you will find more rental homes and smaller, older, less expensive properties. There are many new construction homes offering close proximity to I-10 and KISD schools so it's a popular area.
Old Town Katy
Old Town Katy is located just north of I-10 near Katy High School and Katy Elementary. Old Town Katy hasn't changed visually very much in the past 30 years and that is what makes it so desirable. It's well kept, has mature trees, friendly and hoa free subdivisions are popular, lots are larger, people can park their RV next to the house and perhaps the boat in the back yard. All while being beautiful with great schools and older more varied properties. There's the occasional tear down and complete rebuild since the land is so valued and due to its proximity to great schools.
